Start by downloading the approved template through the Dubai Land Department’s website or a licensed property management system. Avoid using informal or edited versions of the agreement. The official format includes fields that match the Ejari registration process and are necessary for online acceptance.

Complete all personal and property details

Fill in personal details such as names, nationality, contact numbers, and Emirates ID or passport numbers. Then, add the full address of the rental property, including the building name, unit number, and plot number. Ensure this information matches official records, such as the title deed or DEWA bill.

State clear rental terms

Add the lease period, showing both the start and end dates. The rent amount in AED should be typed clearly, along with the number of payments and their due dates. Mention the method of payment, such as post-dated cheques or bank transfers. These terms must be agreed on and match the final contract.

Add details about security deposit and maintenance

Write the deposit amount and any notes on refund conditions. Also, add responsibilities for repair and maintenance. If smaller repairs will be handled by one side and larger ones by the other, that can be stated here in simple words.

Review special terms carefully
